We work with clients buying newly built homes, some are ready to move into and some may take a year. Here are few of our suggestions for a smooth buying process. Our lenders provide mortgage application reviews and mortgage commitments up front, at the time of making the purchase. So reach out to us for more details. ⁠

First, an experienced realtor can make all the difference when purchasing a new build. ⁠
⁠
Seek out a realtor who is experienced with new home purchases. A good realtor will help you evaluate various communities, builders, plans and finishing options.⁠
⁠
Make sure you consult with a realtor BEFORE walking into the builder show homes. ⁠
⁠
Your realtor should go with you, at least for the first visit, to help you register with the builder. Ask if there are any nearly-completed projects you can view and be sure to check out the street and neighbourhood. ⁠Make sure to understand the upgrade options, finishing selections and all costs.

Here are some of the documents and details to understand. The home builder will provide the following – the Letter of Possession (confirming move-in date), a Statement of Adjustments (confirming final closing costs, including any upgrades), the Floor Plans & Specs, and a New Home Warranty certificate. ⁠
